Carson City,
located just 20 miles from Stateline, Nevada, on the south shore
of Lake Tahoe, and about 35 miles from Incline Village, Nevada,
on the north shore of Lake Tahoe, is a haven for wealthy
vacation home owners, investors, manufacturers and small
business owners most of whom have a need for storage space for
their boats, RVs, snow mobiles, jet skis, business documents,
excess inventory and/or supplies. Our current healthy economic
climate, Nevada’s tax structure (no state income tax), our
proximity to California, an exceptional transportation system,
and California’s unfriendly business environment and
landlord-tenant laws make northwest Nevada a perfect place for
Californians to relocate their families, businesses, and

Because the
land in Carson City and further east is considered extremely
affordable in comparison to land found at Lake Tahoe or in Reno,
this area is a logical location for residents to purchase
warehouse buildings or rent storage units for their larger
recreational vehicles, boats and/or other pleasure craft. Land
with appropriate zoning for building warehouse or storage-type
buildings is almost non-existent at Lake Tahoe, and what is
available is exorbitantly priced. TRPA's strict guidelines
prohibit personal storage or warehouse buildings from being
build on most residential properties. The most logical choice
for recreational storage, for not only residents of Lake Tahoe,
but also residents of Reno, Carson City, Minden/Gardnerville,
and further east to Dayton and Silver Springs, is in the
centrally located Mound House area. Care for your personal

Storage units
for boats and RV’s are typically being leased for $300 -
$400/month, depending on the size of the unit, however supply of
available units is scarce and most facilities have waiting lists
to secure a unit. Over just a 10-year period, a storage unit
renter could easily spend $36,000 - $57,600 with no tax,
depreciation or appreciation benefits. What if that same
individual could invest in his own personal storage space, thus
acquiring (1) the storage space he needs, with the security and
climate-controlled features necessary; (2) long-term real estate
appreciation, as well as depreciation expense for tax purposes;
and (3) a monthly payment at or less than what he would pay in
storage rental fees? The concept of storage unit ownership
enables RV and boat owners to turn their liabilities into an
asset! TOYSHED, Inc. is a project that will satisfy these
needs. Based on the concept of mini-storage spaces, combined
with the wisdom of real property ownership, THE TOYSHED offers
personal storage spaces in bigger, more adult versions, and
includes the important component of ownership. The project
plans for up to 254 storage units to be constructed in a
standard size of 15' in width and 40' in length (though lengths
of 25' to 80' are also be available).
The facility
is security fenced and lighted with keypad entry for 24 hour
access as well as 24 hour close-circuit video surveillance. The
units themselves are climate-controlled and every unit offers
fire sprinklers, interior lighting and a electrical outlet. The
units are now available for $75.00 per square foot. The project
also houses an association office and common restrooms with
keyed exterior access for owners, in two buildings.
An investment
of $45,000 is nominal compared to the outflow of rent, with no
long-term benefits, a storage unit renter would suffer. Such an
investment would be considered a prudent purchase for the
protection of an individual's personal property investments.
The purchase
of recreational storage units enables owners to overcome so many
difficulties associated with owning large recreational vehicles:
